We are bringing forward proposals to redevelop 149-153 Preston Road, Brighton, a currently vacant former office site on the south-west edge of Preston Park.
The proposals would see the two existing disused buildings demolished and replaced with a mixed-use development of 242 new homes alongside commercial and co-working space, set within a landscape-led design that strengthens the green character of Preston Road.
The scheme comprises three buildings arranged around landscaped courtyards, with heights that step down sensitively towards neighbouring properties. The tallest element, a 19-storey building facing Preston Park, is designed as a gateway landmark on the approach into Brighton along the A23. A second building of 9 storeys sits alongside it, with a third building of up to 9 storeys fronting Dyke Road Drive, stepping down at each end to relate to the scale of the Victorian terraces and Lovers Walk Cottages nearby.
The development would deliver a mix of one, two and three-bedroom apartments along with a gym, cinema room, multi-purpose space, co-working areas and commercial floorspace. A new publicly accessible pedestrian route through the site would connect Lovers Walk to Preston Road.
The design has been shaped by the site's opportunities and constraints, including its relationship with the adjacent Wellesbourne development, the Preston Village Conservation Area, existing trees, neighbouring homes, and the significant change in levels across the site. Specialist daylight, sunlight, heritage and townscape assessments are informing the proposals.
